Good times in the neighborhood!!!

Levi is home right before his deployment to Iraq. Not like we need an excuse to throw a party!
I made a few calls to our friends and decided to throw a party! Ron on the grill, best damn wings you've ever eaten! Chef Long Dong.
We put the smoker to use, turkey, chicken and lets not forget the boston butts.... yum, yum......
A florida hot day, so the pool felt good, just ask wendy (she's the one doing a can opener).
As the hot day, turned to a cool night the fire pit was pulled out and a toastey fire felt great. The kids enjoyed roasting marshmellows and Levi and his friend prepared to go out for the night.
It is still hard for me to think of my oldest baby, leaving for a year. I will miss you & my heart is proud of you!

Better than Sea World

OMG!!! We have now lived in Florida 8 years and been boaters for 5 of those eight. On our way to the island "our weekned hang out" it is very frequent that we spot dolphin playing in the gulf, but yesterday was simply amazing! A group of 10-12 dolphin including a few babies were playing. As we slowed down to see them, they started to show off!!
Jumping out of the water doing flips in the air, swimming circles around the boat, we were in amazment!! This show was better than front row @ Sea World and it lasted about 10 mins. Just when you thought they were finished they would fly out of the water and spin in the air. When the show was over away they swam in a group and all of us on the boat we left with our mouths still wide open. Do you have to ask me why I love Tarpon Springs, Fl??

Buying Opportunities: Three Ways to Play the Market

Ø Trading up. If you're longing for a larger home or a house on the water, this could be your chance to trade up on the cheap. Like any thrifty shopper, you want to buy when there's a sale -- and that is what today's market offers.
Ø Doubling down. Instead of trading up, you might be eyeing a vacation home. The bottom line: If you think you'll get a lot of use from a second home, go ahead and buy.
Ø Helping hand. You might give your kids an advance on their eventual inheritance, so they have enough money to make a down payment. Yes, that means they will start to incur the housing costs, including property taxes and maintenance expenses. But your children will also replace their monthly rent check with a monthly mortgage check, and that will allow them to start building home equity.

The upside to Florida Real Estate!!

Long-term economic and demographic trends continue to favor Florida. By 2010 it has been forecast that Florida will be the third most populated state in the country. Florida’s population is expected to increase about 75 percent by 2030. Florida demonstrates a long history of strong growth. It has been one of the 10 fastest-growing states in the U.S. for each of the past seven decades, and often it has been in the top four, according to census data. Population growth will continue to provide a foundation for other economic growth such as new jobs and growing incomes. All of which is good for real estate.
People continue to move here. It’s estimated that 900 people move here every day. Based on recent trends, Stan Smith, director of UF Bureau of Economic and Business Research, said he expects Florida to add about 300,000 residents a year during the next two to three years unless there is a recession.

Homeownership has value: Realtors believe… and research supports that belief … that homeownership provides a variety of benefits, tangible and intangible, to the community as well as the individual homeowner. Ready to buy a home or investment property? Call me today @ 727-692-0098

Why use a Realtor to sell your home?

Selling a home is one of the largest and most complex financial transactions most people will experience in a lifetime. In today’s market, most transactions exceed $100,000. If you had a $100,000 income tax problem, would you attempt to tackle it without the help of a tax professional? Probably not. Likewise, it would be foolish to consider selling your home without the expertise of a REALTOR®. A REALTOR® can give you up-to-date information about what is happening in the marketplace and the price and condition of competing properties. These are key factors in successfully selling your home at the best price in the shortest amount of time. REALTORS® know when, where, and how to advertise your home. Through the use of the Multiple Listing Service (MLS), real estate professionals can market your home to a broad audience of potential buyers. REALTORS® can act as a buffer between you, the home seller, and a prospective buyer. A REALTOR® will pre-screen prospects to qualify them and accompany them through the tour of your home. They can help objectively evaluate every buyer’s proposal without compromising your marketing position. The required paperwork for closing on the sale of real estate can be overwhelming. A REALTOR® is the best-qualified person to objectively resolve issues that arise during the process and move the transaction to closing.Whether buying or selling your home, the use of a REALTOR®’s knowledge can guide you through the complexity of home buying or selling and can help you avoid delays or costly mistakes. Keep in mind that most people buy and sell only a few homes in their lifetime – REALTORS® do it everyday. Look to sell you home, I would love to add your name to the list of satisfied clients, call me today @ 727-692-0098. Thank you, Judy Eaves means SOLD!

2008 is going to be great in Real Estate

2008: Moving in the right direction
In 2008, more than 300,000 people will move to Florida, generating a demand for 150,000 for-sale and rental homes. Meanwhile, the state’s economy is likely to add 175,000 new jobs, strongly outperforming national averages. And a significant percentage of Florida’s 80 million domestic and international visitors will consider buying second homes in the Sunshine State.
“Florida will continue to lure retirees and entrepreneurs looking for a warm climate where they can enjoy an active lifestyle,” says Linda C. Loomis, sales associate, John R. Wood Inc./Realtors® in Naples. “With golf, boating, fishing, tennis, beach going, swimming and a host of other outdoor activities at their doorstep, Florida offers a healthy and appealing lifestyle.”
Economists and real estate experts interviewed by Florida Realtor Magazine® are cautiously optimistic about the state’s growth prospects for 2008. Sean Snaith, director, Institute for Economic Competitiveness (IEC) at the University of Central Florida, Orlando, expects the state’s growth rate to pick up in 2008. The institute’s recent “Florida & Metro Forecast, 2007-2010” says the state will see a distinct pickup in economic activity with a 2.1 percent increase in new jobs in 2008—nearly double the 1.2 percent projected for the United States as a whole.
“Florida continues to grow,” says Snaith, “with Orlando, Tampa Bay and Jacksonville at the top of the list in terms of employment growth through 2010.”
In the real estate sector, Snaith notes, rising prices on Florida’s coasts are shifting historic migration patterns toward the center of the state. “People are still coming to Florida,” he says, “but it’s the interior counties that are most likely to attract new residents and businesses.”
For Florida real estate professionals, understanding the trends affecting their local markets is essential to success in the year ahead, according to economist Lewis Goodkin, president, Goodkin Consulting, Miami. “The more knowledgeable you are, the more opportunities you have to profit. It’s essential to demonstrate that you have the answers that people are seeking.”
Here’s a closer look at the regional markets around the
